How to sell your house for top dollar in 2012
 1. List your house earlier in the year. Do not wait until summer. (House prices may continue to drop. Your house may be worth more earlier in the year that it will be later in the year) This is especially true concerning the higher priced homes in the Tri Valley Area. 2. Hire a local realtor. Hire someone who lives and works, every day, in your city and area.
3. Make sure that the realtor who helps you has at least 10 years experience in the business. In this continuing buyers market there is no substitute for experience. Working with friends and relatives who are in the business, if they do not have experience in the area, may not be in your best interests.
4. A good experienced realtor is worth their weight in gold. Don't try and skimp and cut their commissions. What is the sense of paying less money for commissions if your house doesn't sell?
5. Listen and follow your expert realtors advice .... like you'd take the advice of an excellent doctor or attorney. Take their advice, especially, about the asking price of your home. Expert realtors are not out there to reduce your price to make a "quick sale." They understand that by adjusting your asking price is the only and best way to get your home sold for top market value dollar. More info at Tom's blog.
